MEET POPLIN

There’s something new in your neighbourhood. Settled at the intersection of New Cross, New Islington and Manchester’s vibrant Northern Quarter, Poplin is all about sociable spaces, indoor and out.

With the city at your door, stretch out and explore everything New Cross has to offer, such as its stand-out culture, rich history and excellent transport connections.

But we know good living isn’t solely down to what you do. It’s also the place you surround yourself with.

From urban jungle to lush parkland, our residents get the best of both worlds with unhindered access to some of the city’s best-kept green spaces.

In our neighbourhood, you’re perfectly placed to live, thrive and play – whatever your working day.

Woven together.

Life's better when it's locally sourced. At Poplin, we're all about giving back to the place where we put down roots – because it feels good to do good, you know?
Hello, city centre living.
Here, you’re the centre of our Universe. Perfectly positioned on the edge of Ancoats and New Cross, Poplin is a hop, skip or even a leisurely stroll away from Manchester City Centre – with Victoria Station just minutes from your front door. Say goodbye to rush-hour slogs and crammed carriages. It’s all about morning meet-ups, lunchtime dates or cheeky last-minute shops from here on out.
Good green fun.
From the people we partner with as part of our Neighbourhood Heroes program to the place you put your feet up, we make it super-easy to be super-sustainable. With easy recycling facilities, a fully-productive garden on the roof and beautiful parkland just down the road, we’re serious about sustainability.
Community on tap.
With shops, entertainment and some of the best food and drink spots in the North (although we’re a little biased) – Poplin does social in spades. From our own beautiful roof terrace that gives you space and sights for miles to our sun-soaked atrium, meet friends old and new in the comfort of your own home. Or discover the world beyond your doorstep and explore some of the best spots in Manchester, who’ll love to welcome some of the newest – and greatest – fresh faces. Whatever you plan to do, Poplin is the place to be for good company.
Locally sourced. Gorgeously made.
We’re all about the people that make up our bustling community. That’s why we work closely with incredible independent businesses – just a stone’s throw away from our front-door. Whether that’s by working with them as Neighbourhood Heroes (more on that below) or sourcing our sustainable furniture from local artisans.
Socially responsible. As standard.
We know we have a responsibility to the people and place where we’ve built a home. That’s why we’ve curated a space that does good by the planet and the folk that live here, using sustainable and socially-conscious practices woven into the fabric of day-to-day life. The same goes for our rents, which aim to give something back to people who give so much – with 35% of our 144 units set aside for key workers at secure, lower rents. That’s because we?re all about the Bigger Picture, fuelled by affordable rents, good living and community that makes real, local change. Here at Poplin, if you plan to stay for a year – but end up here for five – that’s a win in our book. So come in, look around, make yourself at home.

Eat, drink, shop, think.

We have a network of friendly Neighbourhood Heroes who come in all shapes and sizes. Think plant-potters, keen bakers and candle-makers. Shops and bars. Indie cafes. Social spaces. Wellness treats and retreats. If you can dream it, our neighbourhood has it – and with our Poplin card, you’ll even get tasty discounts and exclusive access to events. Here’s just a taster of our latest and greatest Heroes:

Things to do.

Northern Quarter
A hip area with bright street art, bohemian bars, and independent record stores, the Northern Quarter walks to the best of its own dreams. It’s home to bustling eateries and some of the city’s liveliest music venues, which welcome up-and-coming indie bands and established acts. The Manchester Craft and Design Center’s artist studios and the Center for Chinese Modern Art’s changing displays are among the cultural highlights, making this a one-stop destination for anyone in MCR.
Victoria Station
Manchester Victoria station is a combined mainline railway station and Metrolink tram stop, home to beautiful architecture and acts as a gateway to the rest of the UK. Situated to the north of the city centre on Hunts Bank, close to Manchester Cathedral, it connects to the AO – which was first built on part of the former station site in the 1990s. With regular services going on to Liverpool, London, Glasgow and beyond, it couldn’t be easier to hop on a train or get the tram.
Ancoats
The vibrant neighbourhood of Ancoats has come a long way from its grittier, textile roots. Now recognised for its diverse dining and bar scene, explore craft brewers and speakeasy-style pubs alongside gourmet eateries and restaurants – with locations such as Hallé? St. Peter’s, a former church, hosting musical performances.
Cotton Field Park
One of Manchester’s quieter parks, this small secret spot is perfect for a spot of people-watching on a warm Summer’s evening of a Sunday afternoon. Cotton Field is a new eco-park at the centre of New Islington, boasting a brand-new body of water, a boardwalk, a “urban beach,” and recognisable islands are all part of it. The extensive landscaping, which helps to draw wildlife, also includes an orchard island, a protective grove of Scots Pines along the shore, as well as wildflower and reed beds.
Mayfield Park
The uncovered River Medlock runs through the centre of the 6.5-acre park, which is located in the centre of this reworked plot of lush green. Every planted area has its own unique features and personality, with a larger grass area set to be used for events in Summertime. There’s even a kids’ play area, a calm area for reflection, a wildscape for biodiversity, and several stroll paths for a spot of calm.
